These Terms of Service govern your use of Ambrosia Inspection Services' website and professional property inspection services throughout Texas. Please read these terms carefully before using our services.

1. Acceptance of Terms

By accessing our website or using our inspection services, you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree to these terms, please do not use our services.

2. Services Provided

Ambrosia Inspection Services provides professional property inspection services for residential and commercial properties in Texas. Our services include, but are not limited to:

  • Visual inspection of accessible property components
  • Written inspection reports delivered electronically
  • Thermal imaging, moisture detection, and specialty inspections as requested
  • Our inspections are performed in accordance with the Texas Real Estate Commission (TREC) Standards of Practice.

    3. Inspection Limitations

    Our inspections are visual in nature and do not include:

  • Destructive testing or removal of components
  • Areas that are inaccessible, concealed, or obstructed
  • Code compliance verification beyond general safety standards
  • Engineering analysis or structural certifications
  • Environmental hazards (asbestos, lead paint, radon) unless specifically contracted
  • The inspection report represents the inspector's professional opinion at the time of inspection. Conditions may change after the inspection date.

    4. Scheduling and Cancellation

    Inspections may be scheduled online, by phone, or by email. We require:

  • 24-hour notice for cancellations to avoid a cancellation fee
  • Access to the property at the scheduled time
  • Utilities (electricity, gas, water) to be active during the inspection
  • Ambrosia Inspection Services reserves the right to reschedule inspections due to safety concerns, severe weather, or other circumstances beyond our control.

    5. Payment

    Payment is due at the time of service unless other arrangements are made in writing. We accept major credit cards and electronic payments. Inspection reports will be delivered upon receipt of full payment.

    6. Limitation of Liability

    The liability of Ambrosia Inspection Services is limited to the fee paid for the inspection service. In no event shall we be liable for:

  • Consequential, incidental, or punitive damages
  • Losses arising from defects not visible at the time of inspection
  • Errors based on inaccurate information provided by the client
  • Delays caused by circumstances beyond our control
  • This limitation applies to the fullest extent permitted by Texas law.

    7. Dispute Resolution

    Any disputes arising from our services shall first be addressed through direct negotiation. If unresolved, disputes will be submitted to binding arbitration in accordance with the American Arbitration Association rules, in Houston, Texas. Texas law governs these Terms.

    8. Report Ownership and Use

    Inspection reports are prepared solely for the use of the client named in the inspection agreement. Ambrosia Inspection Services retains all intellectual property rights in the report format and content. Reports may not be transferred, sold, or redistributed without written consent.

    9. Modifications

    We reserve the right to modify these Terms of Service at any time. Continued use of our services following any changes constitutes your acceptance of the updated terms. Material changes will be communicated via our website.
